Building in Kleefeld: lots, growth and what to know before you buy

Beechwood is based in Kleefeld, so we watch what happens with lots here closely. Here is what the public record says, with dates, and what we would check before you buy one.

Where Kleefeld sits

Kleefeld is in the RM of Hanover. For detached homes, WRREB’s year-to-date July 2026 average for Steinbach and the RM of Hanover together was $433,331, from 307 sales, up 7% on 2025. That is resale and new together, so it is context and not a price for a new build.

The subdivisions Hanover has approved

Three recent approvals give a sense of how fast Kleefeld has been adding lots.

  • Kleefeld Developments Limited. 69 lots on 18.6 acres north of College Avenue, east of Annenfeld Village. Approved by Hanover on 25 June 2020.
  • Alluss Development Corporation. 76 lots, 66 single-family and 10 for two-unit homes, in west Kleefeld off College Avenue. Approved on 16 April 2021. Hanover’s planner said lots like these sell as soon as they are developed.
  • Kleefeld North, phase 3. 38 more lots, including 5 for two-unit homes, approved by Hanover Council.

Those approvals are a few years old, and lots change hands. Don’t assume any particular lot is still available.

A busy year in Hanover

SteinbachOnline reported on 16 January 2026 that in 2025 the RM of Hanover issued 188 residential permits covering 319 dwelling units, valued at $88.3 million. Kleefeld accounted for 34 of those permits, about 18% of Hanover’s. The same article noted that Mitchell has two large projects that could add more than 400 housing units. Those are construction values, not sale prices.

The limit: lagoon capacity

This is the part to know about. In that same article, Hanover’s planning manager said Kleefeld’s challenge is lagoon capacity. No more lots can be added, and growth will halt once the existing lots fill, until regional sewage treatment is online.

What that means for you is simple: the supply of lots in Kleefeld is finite for now. If you want to build here, it is worth starting the conversation early. It is also a reason to look at Steinbach and Niverville, where Beechwood builds too.

What to check before you buy a lot

This is general guidance, not a rule for any one lot. Ask the seller and the RM of Hanover about each of these.

  • Services. Are water, sewer, power and gas at the lot line, and what does hooking up cost?
  • Grade and drainage. Where does water go on the lot and next door after a heavy rain or spring melt?
  • Setbacks and easements. How much of the lot can you actually build on?
  • Conditions of sale. Are there rules on design or on when you must start building?
  • A survey. Know exactly where the lot lines are.
