If you have never built a home, the worst part is not knowing what comes next. So here it is, in order. Seven steps, and Erd is there at every one.
What to have ready for the first call
You don’t need drawings or a final budget. It helps to know three things: where you want to build, whether you already have a lot, and roughly what you want to spend. If you don’t know yet, that is fine too. That is what the first conversation is for.

Call Erd or send the form. Tell him what you have in mind, where you want to build and roughly what you want to spend. It is a conversation, not a sales pitch.
Lot and budget
If you own a lot, we look at it. If you need one, we talk through where and what you could build there. Either way we work from a budget you are comfortable with. Lot costs and site work are confirmed in your written quote.
Plan and design
We settle the plan, then the finishes: cabinets, counters, flooring, lighting. Your choices move the price, so they are worked out with you in the open.
Written quote
You get a written quote that spells out exactly what is included. Read it, ask questions, compare it with anyone else’s. If it is right, you sign.
Build, with regular updates
Erd is on the job site daily and keeps you updated as the home goes up. Your questions go straight to him.
Walkthrough and handover
Before you take the keys, Erd walks through the finished home with you.
The warranty year
For your first year in the home, the one-year bumper-to-bumper warranty applies. If something is not right, call or email Erd.
A few notes on how it works
- One person throughout. When you call or email, it goes to Erd Wiebe, the owner. There is no handoff from a salesperson to a builder, because they are the same person.
- Nothing is a surprise on paper. Your written quote spells out what is included. Read it, ask questions, and compare it with anyone else’s before you sign.
- Your choices move the price. Cabinets, counters, flooring and lighting are settled with you in the open, so you see what each choice does to the number.
- It doesn’t stop at the keys. For your first year in the home, the one-year bumper-to-bumper warranty applies. If something is not right, you call or email Erd.
If you have a lot, and if you don’t
Step two goes one of two ways. If you own a lot, we look at it together, and what it means for the home and the budget. If you don’t, we talk through where you could build and what you could build there. Kleefeld’s supply of lots is limited, so it helps to start this conversation early. Before you sign
Step four is where you decide, on paper. Read the quote line by line, and ask about anything that isn’t clear. That is what it is for. It is also the moment to ask for the warranty terms in writing, so you know exactly what you have once you have the keys. We cover the questions to ask in our warranty guide.
What about timing?
People always ask how long it takes. It depends on your lot, your plan and what you choose, so we don’t put a number on this page that might not fit your home. Ask Erd about timing for your plan, and ask for dates in writing along with the quote. Question 8 in our list of questions for any builder is the one to use.
