The first thing most people ask Erd is what a new home costs. Fair question. Here is the straight answer, and then the numbers around it so you can check us.
Where Beechwood homes land
New Beechwood homes typically run $375,000 to $575,000. That is a range, not a quote. Where yours lands depends on your plan, your lot and your finishes, and you get the exact number in writing before you sign.
We don’t post a price per square foot. A figure like that rarely matches the house you end up with, and the number that matters is the one on your quote.
What homes sold for around here this year
The Winnipeg Regional Real Estate Board (WRREB) publishes average sale prices by area. These are the averages for detached homes, year to date to July 2026.

A few things to keep in mind when you read those figures:
- They are averages of every detached home sold, resale and new together. They are context, not a price list for new builds.
- An average moves when a few very high or very low sales come through, so treat it as a rough guide and not a target.
- The Steinbach and RM of Hanover figure (Kleefeld is in Hanover) comes from 307 sales, up 7% on 2025. Niverville and Ritchot is 116 sales, up 5%.
If you want Steinbach on its own, SteinbachOnline reported on 16 July 2026 that single-family homes in the city averaged $424,529 from January to June, up 5% from $405,956, across 108 sales.
And in July 2026, across the whole WRREB region, the busiest price band for detached sales was $400,000 to $499,999 at 24% of sales, with $300,000 to $399,999 next at 22%.
Set next to all that, the Beechwood range takes in every one of those averages. Put plainly, a Beechwood home is priced to sit around the middle of the southeastern Manitoba market.
What moves a price up or down
Five things do most of the work. We talk through each one with you before anything is drawn.
- Size. Bigger costs more and smaller costs less. It sets most of the budget, so we settle it first.
- Bungalow or two-storey. The shape of the house changes the price. Here is how to think about it.
- Basement development. A developed basement adds living space and adds to the price. Whether to finish it now or later is part of the budget talk.
- Finishes. Cabinets, counters, flooring, lighting and fixtures. Your choices move the number, and we work them out with you in the open.
- Lot and site. The lot, and what it takes to build on it. Lot costs are confirmed in your written quote.
Compare quotes, not just headlines
Two builders can show you two very different numbers for what looks like the same house. Most of the gap hides in what is and is not included. When you line quotes up, ask each builder whether the lot, GST, driveway, landscaping and appliances are in the price, and which items are allowances. A practical way to start
